Earlier this week we marked the formal completion of Origin Workspace’s £9 million renovation, which has transformed 40 Berkeley Square, Clifton, into 42,000 sq. foot of award-winning co-working & private office space, providing a home for ‘grow on’ businesses needing premium space.
Since Origin Workspace opened last year, it has attracted businesses from across a diverse range of sectors, including law, recruitment, PR, AI, digital marketing, edutech and financial services. Our founding members, which include Bud Systems, an apprenticeship management platform; Cook Corporate, a boutique firm of solicitors; and EA Change Group, have witnessed the transformation first hand.
“It’s really exciting to be part of the building’s transformation journey and see our business grow with Origin Workspace” – James McNicol, Regional Director at EACG
Not only have these businesses been a crucial part of the building’s transformation journey, they have also grown alongside us and since opted for larger office space in our Phase 2 building to accommodate their growing teams.
Rob Hingston, Head of Origin Workspace, commented: “The useful connections that emerge when you bring companies together across a wide range of fields produced productive results from the start. It’s also pretty exciting to know that not only are we providing the space, facilities and support for entrepreneurs to grow their businesses but that their success will be creating jobs and providing the services that help shape Bristol’s future.”
In a prime location just off the Clifton Triangle, and located in a landmark building, Origin Workspace has proven to already be a significant addition to Berkeley Square. It has two roof terraces and workspace with capacity for over 500 members across its range of memberships including lounge, hot desk, dedicated desks and private offices. It also offers its members a state-of-the-art gym and wellbeing events schedule that slot into the working day, in addition to a range of other member perks. Origin Workspace’s spaces are designed to be airy and spacious, with relaxed communal areas providing the ideal place for connection and creativity.
The first phase saw the renovation of a beautiful Georgian building with 5 levels. The basement has had a complete transformation and now occupies a well-equipped gym and fitness studio and shower rooms. Up one floor, the ground floor hosts a spacious event space designed for networking and collaboration along with a range of bookable meeting rooms with space for 4-40 guests. Levels 1 to 3 accommodate a range of coworking areas, breakout spaces and cellular offices all of which benefit from natural ventilation and ergonomically friendly workstations.

The extensive renovation also involved a second phase which included curtain walling the original 1970s annex to be more in keeping with the conservation area of Berkeley Square. The ‘Wave’ extension houses a reception area, another members lobby with coffee bar and seating area as well as additional coworking spaces, meeting rooms and a second roof terrace with sweeping views across Berkeley Square.
Heather Frankham, Founder of Origin Workspace, added: “Gone are the days where a business battened down the hatches against the competition. Today’s ideal business model is a strong but porous infrastructure, actively inviting collaboration to support one another’s vision and prosperity.’
“From my own experience of building a company from scratch, I recognise how very real the need for young businesses to have professional-looking and functioning office spaces is. This is the reason we are championing the concept of ‘proworking’. This fills a gap in the market for those individuals, startups, small and scaling businesses who want the benefits that sharing a workspace has to offer – collaboration, networking and exchanging of skills and knowledge – but who need their workspace to match their professional identity and image.”
The space is designed around Origin Workspace’s core ethos of inclusivity. Whether its members begin their journey hot-desking or with a fully-fledged office space, they have the same access to private meeting rooms and advanced conferencing technology, giving everyone a professional base to work from. Origin Workspace also actively hosts networking events that benefit its community, where outside organisations, networks and groups, which align to its values are invited to host regular meet-ups in the space.
